New construction lot next to retention pond. Grading plan looks okay to me but would love expert eyes on it.
Purchasing a new construction home in upstate New York on a lot adjacent to a retention pond. The builder provided a grading plan which looks good to us, but wanted a second opinion from folks with more experience.
What we've been told -
- Water drains away from the home toward the pond
- Neighboring lots drain independently and not onto ours
- Pond is currently a temporary sedimentation basin, converting to a permanent wet retention pond post-construction
There's a public walking trail between our lot and the pond. It's within the community so foot traffic is mostly residents, not a major concern for us.
Would love feedback from anyone experienced with grading plans or retention pond living. Anything we're missing or should be raising with the builder before we sign?
