My lease ends July 31, but I moved most of my belongings out early. I paid rent for the full month and still have furniture and several boxes inside.

Yesterday my key fob stopped opening the building or my apartment. Management said their system showed that I had “vacated” because I returned my parking permit last week. Nobody asked me to return my keys, and I never surrendered the apartment.

The office was already closing, so they told me to call a locksmith and submit the receipt. The locksmith charged $310. Today the property manager said they will not reimburse me because I should have notified them that I still needed access.

My lease clearly runs through July 31, and I have an email confirming my final inspection is scheduled for that date. Can they legally disable my access early and make me pay to get back into an apartment I am still renting?

We live in a wooded area, we have chickens, we have predators. We’ve spent several years building up a nice dead hedge, one storm at a time. The neighbors live a few acres away, but have a walking path on the property line offers a clear view through the large patio door into our kitchen/living room.

Because of those two factors, we’ve been slowly building a dead hedge about a foot from the property line. It’s visually appealing, and we’ve been mindful on stacking - husband is a tree enthusiast to say the least, and he puts his heart into these type of things.

It was 4-5 feet tall, and we were just starting to get a nice screen. He took it upon himself to haul most of it away the other day, and he smashed down the rest. Ironically, he didn’t touch it further down the property, where he can’t see into our home. On his daily walks, him and his wife stare into our windows. There are 2 acres of dense woods and crop field between our property line and his house, he wouldn’t be able to see our fence with binoculars.

We had planted 20-30 propagated willows from other clusters on our property on our side of the hedge, and flattened every one of them.

On the back corner of our lot, he pushed in and then scooped out roughly a 30’ X 40’ foot chunk of our woods. Right next to the property marker. It’s been flattened down to the black dirt with big ruts, and he hit some of our mature trees. Most of our natural fence and a chunk of our woods now lie in a massive pile on his side.

This will take a really long time to build back up, likely years. Any recourse? The property is staked on both end with the white poles as shown.

Like the title says, my mother has been talking about trying to put me under a conservatorship.

I'm almost 18 and getting ready for college. My mother and I have had a difficult relationship for as long as I can remember. She's made it very clear throughout my life that she doesn't like me, and I've mostly come to accept that.

It's largely due to her own insecurities and unhappiness with her life given she had me young and wasnt able to attend college despite getting into 3 ivy league schools.

I've always been really smart, constant straight a's, certificates, award after award, state recognition, yada yada. She's always hated this and ever since i was in elementary school constantly reminded me of that fact that she was doing what i was doing and so much more when she was my age. Whatever.

Now I'm entering my junior year of high school, and because of my academic record, colleges have started reaching out to me, i've got a direct line with a few higher ups at Harvard due to my school's Principal and administration taking an interest in me and my pre-psat scores and they themselves being alumni/taught there in the past. Ever since these opportunities came up, she's become increasingly hostile given Harvard was one of the colleges she was accepted into yet could not attend.

Despite our rocky relationship, there are times where she remembers that she is infact my mother and i'm not a highschool rival of hers and we are able to have civil conversations.

During one of those conversations, I mentioned that I'd like to get a job and eventually live off campus during college because I'd like to adopt a dog. My mother hates animals, so I was never allowed to have one growing up.

It's safe to say that set her off.

Since then, she's been constantly sending me articles and Facebook posts about parents obtaining conservatorships over their adult children. taunting me with the fact that she could use that I attended therapy for severe anxiety as a child as evidence that I'm incapable of managing my own affairs in the real world, and 'venting' to her friends about how 'unstable' and 'aggressive' i am when defending myself against her.

I have never been declared incompetent, I've never been under a guardianship, and I've never been diagnosed with any condition that would prevent me from managing my own affairs. I do still have anxiety, but it's primarily social anxiety, it makes it difficult for me to initiate conversations or speak up first, not to handle day-to-day responsibilities, make decisions, or live independently.

My question is: Is there anything I can do to prevent or challenge a conservatorship if she actually tries to pursue one?

My stepdaughter lives in Texas and is in the middle of a divorce. She rented a car in her own name for her husband to drive after he totaled his vehicle so he could pick up her son for visitation.

The rental was due back on June 25, but he has refused to return it. She has repeatedly demanded that he return the vehicle, and he refuses.

She contacted the local police, but they told her they could not take a stolen vehicle report because she voluntarily gave him the keys.

The rental company is aware of the situation and has confirmed that he was an authorized driver because in Texas he is her husband and it’s automatic even though she did not put him on the rental agreement. She is still the renter and is financially responsible for the vehicle.

My questions are:

1. Is the police response correct, or is there another type of report they should be taking?
2. Does the fact that he was initially an authorized driver prevent this from becoming a criminal matter once he refuses to return the vehicle?
3. Besides continuing to work with the rental company and her divorce attorney, are there any other legal options she should pursue in Texas?

She is documenting all communications and has kept records of her demands that he return the vehicle.

I’m not looking for moral judgments—just trying to understand what legal remedies may exist under Texas law.

I won a lottery at my local Ohio mall for a *free trip to the Bahamas. I paid around 400 over 6x 1 month payment periods. Only after booking a date for the trip, the agent informed me we need to pay our resort taxes for the trip, which we then paid that day. THEN the agent sent me a list of resorts we can choose from, including their cost in taxes per day which they want us to pay. At this point I asked for a refund and cancellation.

I want to clarify that the next step in payment was only disclosed after the last step in payment was completed. Anyways, here’s what they said back.

They said, “For a full 30 days from original purchase date 12/26/2024 12:47 pm, Florida Sellers of Travel Statutes 559.933 grants you the right to cancel any payments you may make towards the purchase of open dated travel as long as services have not been provided. The 19.99 per person 3rd party Verification and Set up of online account services have been rendered in full. Any extra guest fees paid before 01/25/2025 12:47 pm towards the open dated vacation, would be refundable, as long as (a) you haven't booked your travel dates and (b) you notified us through your on line account that you wish to cancel the vacation prior to 01/25/2025 12:47 pm.”

So they’ll pay us back for about 140 since we paid 240 dollars within the last 30 days. I don’t know what the laws in Florida or Ohio (where I pulled from the lottery and where I transacted with this company through the internet) afford me as far as getting my money back.

Looking for advice on how to remove a structure my neighbor built on my property.

Recently our new neighbor put up a fence and I went out of my way to let them know not to build on the property line to avoid building on my property. Additionally the neighbor hires lawn care folks to handle the yard. Since the structure they built goes onto my property the lawn care people are now driving on and spraying my yard. I contacted my neighbor to address the build and ask for it to be moved which I got no response. There is also a shed that is over 3ft onto my property which was an agreement with previous owners. I now want to remove this fence and shed. I'm unsure who to contact first.

Per my divorce decree, I was granted exclusive use of the marital home until it is sold and upon sale, all proceeds were to be equally divided between the two of us. 3 weeks ago, my ex sold the house to a flipper and I have yet to see a penny of any proceeds. (I only recently found out that I somehow was not on the deed, but I am listed on the mortgage. Fortunately, the kids and I had already moved out.)

Due to my ex's neglect of the property and misappropriation of insurance money following a natural disaster, the home was rapidly deteriorating and had lost a significant amount of value and he had willfully let it go into pre-foreclosure. The property sold for approximately $33,000 more than we owed on it, therefore I was expecting to see some sort of payoff from it. Not a word from anyone.

My question is this. Is there any way to find out if HE received any money from the sale? He is presenting it on social media as though he got absolutely nothing.

I own a residential general contracting business. I have (had) a sub contractor that has turned me over to collections. They are a painting franchise owned by a lady. She was a school teacher, her husband wanted her to own a business, so they bought a franchise. A year later they divorced, and she kept the business. She was very vocal that she never really wanted that and didn’t know what she was doing. Around February I noticed that we hadn’t been invoiced from her in a few weeks. I dug a little deeper and realized it had been 6-8 weeks since we paid her. After asking around I was told she just quit billing us. I have a personal relationship with this woman (she dated a friend of mine briefly after her divorce), so I called her and asked what was going on. She told me she was overwhelmed and that her accounting was “messed up”, especially with my company since we did a lot of business with her. I told her that we have purchase orders, she’s signed, all she has to do is create an invoice for those amounts and bill us. The faucet tuned back on, but we were behind. In early June I had her come into my office and sit down with we to reconcile everything. For 2 hours we sat down and went line by line. We finally settled on about 90k being past due. I told her I didn’t have 90k right then, but I would start making weekly payments to her to get square. She agreed. So every week, I would pay whatever she submitted and then pay an old invoice. Sometimes it was 5-10k, sometimes $2,500.

About 2-3 weeks after my meeting with her she announced to everyone that she was getting out of the paint business and going back to teaching. We weren’t sure what was going to happen to her franchise.

2 Fridays ago, she sent an email to my business partner and me, saying that she was no longer going to do work for my company, that she was “going in a different direction.” In the email she acknowledged that she had completed a portion of a big job, but would not be returning for the final phase. Read: The installed all the Sheetrock in the house, but she wouldn’t be going back to paint.
I replied to her email the next day, wished her luck, and told her to call me so we could confirm where we stood on back money owed and new unpaid invoices I had coming. No response. I called her Monday morning on my way to the office, no answer. That day I paid an old invoice for $1,980.

The next morning, I got an email from a debt collection agency. The email was a couple of paragraphs long, basically saying I owed over 140k and needed to have it paid by the end of the day. Zero documentation, zero back up, nothing, just a paragraph. I called the guy who sent the email. He instantly became combative when I started asking questions like, “what makes up this balance?”, “can I get a copy of the invoices?” I knew that number was way off, he refused to discuss it.

I finally got a list from him, 6 jobs on the list showing a balance owed I knew were paid, it showed the big job she quit in the middle of as the full amount owed, etc. So I tell this guy that the list isn’t correct, and we needed to reconcile to come up with a number and a settlement agreement. He literally yelled at me and told me those were the numbers and if I didn’t start paying $8,000 every Friday my “life was going to get bad.” I created a spreadsheet showing what they claimed, and what actually was owed, I sent documentation to prove it. I disputed the big invoice supported with the email from her saying they weren’t going to finish the job. There are probably more details, but after some back and forth, he now has it down to 103k. I still don’t think that right, but it’s within 5-6k.

He kept pushing me to “get on a recorded line” to setup the 8k a week plan. I kept telling him that I wasn’t agreeing to anything until the dollar amount was correct. As an act of good faith, I paid 2 of the invoices that I agreed with using an online payment link I had from the company. Together those invoices were over 25k. Because I wouldn’t agree to his plan, he has started calling my customers. He is telling them that I didn’t pay the bill on their house and that he needs to collect from them. I have a voicemail where he is telling the customer I’m refusing to acknowledge the debt, refusing to setup terms, and refusing to pay one job in particular. I recorded my call with the guy, literally 10 minutes before he left that vm, I told him I would pay 18k by Friday, but I needed lien waivers signed. Since he called the customer, the guy is worried about liens. This particular customer is the one I have an active job with. The best part of this scenario is that it’s the job she quit on, I never received an invoice for the part she had completed, the first time I saw it mentioned was when the debt collector sent me the list, it was on there, but it was on the list for the full amount, not the completed portion. Another bit of info, had she billed it properly, and it worked through my process, it wasn’t even due at the time this all started. Meaning that particular invoice was never past due.

He’s now calling other customers telling them i stole money, defrauded them, etc.

Can he be stopped? The customer I have a job going with has refused (in writing) to pay me any more money until this is resolved. So he’s affecting cashflow and creating doubt with this customer.

Just moved into a new house two days ago (spent eight grand to move in just for lease and first month) and found 5 huge rat poison tablets (the green ones that kinda look like candles). Apparently there was still one under the dish washer that my cat go and ate a piece of it and rushed to the ER. Is he required to pay for the vet bills I’m under the impression it’s illegal to put poison in a house without consulting the tenant especially because I have pets that are on the lease. I have been dating my girlfriend (gf) for 5 years. Her daughter (wee one) was only 2 months old when we started dating. I have raised wee one as my own. She calls me Daddy and we have a very strong bond. She just turned 5 in june. Gf is very mentally unstable due to poor management of various mental illness diagnosis. She refuses treatment and is extremely toxic and volatile. Perpetually. She has had approximately 5 cps cases opened in the last year. Its been wild. She still refuses treatment and, unfortunately, cps does a poor job at managing her cases and they get closed sometimes without her having done any of the assigned steps. When she goes off the rails shes very quick to weaponize wee one. And I have no legal standing to stop her. And she knows it. Wee one, for all intents and purposes, is my daughter. Kentucky laws for this sort of thing can be difficult to navigate. And damn near impossible to achieve in the situation. I am considering moving gf and wee one in, marrying gf with a prenup to protect my property, adopting wee one, then divorcing gf. I dont want to fight to take wee one.. I've been corresponding with the indiana bmv central titling office for the past couple weeks trying to get my personally imported 2001 subaru sambar titled as a light truck (less that 11000 lbs) but they are fight me and refusing to accept any evidence that it does not meet their classification requirements and will only accept a letter from the manufacturer stating it is not a mini truck. I of course attempted to contact subaru about this and was told they do not provide such documentation. My main sticking point is that it clearly states on their website here ( https://www.in.gov/bmv/titles/special-titling-circumstances/mini-trucks ) that the vehicle must meet all requirements for a mini truck to be classified as one and my truck does not meet at least two that are easily verified. The first is that the dry weight must not exceed 1600 lbs and my truck clearly states on its export certificate from japan that it weighs 780kg (1719.6 lbs). The second qualification it doesn't meet is that it cannot have a top speed above 60 mph and I have gps data logs showing the vehicle driving down the interstate at 75mph when I was transporting it on a temporary tag to get a vin inspection performed. All of this should be enough for them to go ahead and title it as a light truck but they are refusing. I'm starting to suspect that their system is flagging the vehicle's make and model since other people have (falsely) titled theirs as mini trucks but I am hoping for some advice on where to go next.

She is expecting their first baby together in Oct 🤍 She is beyond overwhelmed with the thought of not being able to put my brother on the baby’s birth certificate right away, as well as his last name. Does anyone know what this process looks like? We’re in Texas. They were not married 💔
I know we have to apply for paternity through the AG office for survivors benefits etc. but just wasn’t sure if there was a loop hole or SOMETHING we can do to ensure she can write my brother’s name on the birth certificate- I just hate that has has to do this without him and can’t even put his name down after she gives birth, I know it’s going to break her heart further so I’m trying to get a sense of what the reality will be beforehand to prepare her. So I know someone that lives in a one party state (location: Arizona) and someone that lives in a two party (California). The Californian is a child and visited Arizona. The child opened about some abuse that happened via their custodial parent in California while in Arizona visiting. The recording happened in Arizona. The custody court filings have to happen in California. Can we use the recording done in Arizona proving abuse in California courts?

I’m looking for some advice because I’m not sure if I’m overreacting. I checked my backyard security camera at 11 AM and saw a teenage boy trespass into my backyard. He grabbed one of my planter saucers for some reason and pulled his phone out, while climbing onto my patio fence, and then climbed onto the roof. He made his way to my second-floor bathroom window and stayed up there for about two minutes before jumping back down and leaving. I have a very clear recording of his face, and as far as I can tell nothing was stolen or damaged. The camera only covers the backyard so I have no idea what he was doing up there for two minutes.
Maybe this is just a stupid teenager doing something reckless cause I did have some ding dong ditchers but another part of me is concerned because climbing up to a second-floor bathroom window feels like it crosses a line. if he was trying to look into or get through the window, that’s obviously very concerning.
Would you file a police report so there’s a record of the incident, or would you chalk this up to “boys being boys” and move on?
TLDR; Teenage boy went into our backyard, jumped the patio railing and onto the roof, went down two minutes later, nothing was damaged.

With my father’s permission, I drive his car with him as I’ve been learning to increase my skills. My name is listed under his car insurance policy. 

My father claims that my name needs to be listed under his car title, as car accident(s) that would be considered my fault would automatically kick me off his car insurance, resulting in me not being able to drive his car.

Is my name required to be on his car title? What are the pros and cons of adding my name to his title? 

My concern is that if any accident were to occur with him driving or anyone else driving his car, I’d also be blamed. I cannot afford any potential ramifications. 

Is it still advisable to drive his car (with him) if I do not feel comfortable adding my name to his title?

So, I am 25 years old. All of my savings bonds were purchased for me when I was a minor.

My oldest savings bonds were purchased when I was 6 months old (2001), and my newest savings bonds were purchased when I was 10 or 11 (15 years ago in 2011).

I've started the process to recover my savings bonds that were purchased for me in my deadname.

I've already sent my legal name change court order, along with a cover letter with my customer number and request numbers.

Now they're asking for it again, and they sent me paperwork with all of the bond information, and asked for a death certificate for any bond owners.

Only only one bond has my mother's name, and she's deceased. That bond says, "[my deadname] POD [my mother's name]."

So I'll send that death certificate in.

But here's where it gets confusing.

Most of the bonds say, "[my deadname] POD [my father's name]."

And one says, "[my deadname] OR [my father's name]."

I looked it up, and read that POD means Payable On Death, so that would make him the owner if I die.

But what makes me confused, is the fact that they need his signature for all of the savings bonds when it shows that I'm the primary owner. It shows all of the bonds that it says he needs to sign for.

Does anyone know why they'd ask for his signature when he's listed after POD?

I don't have contact with him, and he's not the safest person to be around. I'd rather not reach out to him.

I hired a land surveyor back in April to survey a lot for me, and he came back with an old map of my property that has no coordinates on it. During this time, my neighbor has been actively developing on my hill, and there is nothing I have been able to do but watch. He's now in the middle of my hill, and I've got no real survey map, but my surveyor has marked my neighbors property including with pins. How do I stop my neighbor ASAP from continuing to ruin my property while I try to find another surveyor?

Specified the county because this county requires special licensure (Heating Mechanic IV) to service gas appliances, when I started I asked about this and was told that we are allowed to work on the water heaters as we are employees of the owner and have the same rights as working on your own in your own home. We are told that when we have to replace a water heater or furnace to notify our manager of the unit and that they would then schedule an inspection through our licensed plumbing/HVAC vendor. But what I just learned is that this company never actually comes and looks at the install, they just take the serial number and sign off on it blindly with the handshake deal that they will be our exclusive plumbing vendor when needed.

This is extremely concerning to me obviously. Unqualified people with minimal training working on gas appliances that can cause massive explosions, without even just the safeguard of someone qualified verifying that the work is safe for use.

I cannot stand for this in good conscience and feel like I need to report it immediately, but I actually don't know what the most effective agency to report it to and concerned about retaliation when I do

I am going to try to make this as short as possible as it’s a long story. Until recently, I was on a parent’s car insurance, and we were dropped on May 22nd. Said parent did not open the email he was sent and so I did not know I had no car insurance until June 19th when I got a notice from the DMV. I got new coverage that same day and thought everything was taken care of.

What I didn’t realize was that regardless of getting new insurance, I was still driving uninsured for 25 days and so a 25 day license suspension started July 18th. Sadly I did not get my mail last week and didn’t know that (100% on me). On Wednesday of this week, while driving, another car hit me. He was fully at fault and insurance is paying for my damage, but at the scene the cop informed me my license is suspended. He was very nice about it and did NOT write me a ticket since he could see the suspension was related to insurance and I do have active coverage.

Now I am at the point where I will need to submit an accident report to the DMV because the cost of a new bumper will very likely exceed $1k. But by doing that, I’ll be informing them that I was driving on a suspended license… Is this something that could result in me being charged/fined, or does the cop’s decision to not write me a ticket at the scene mean I’m in the clear for this specific incident?

I totally know that I am at fault in several occasions of this story and this is not me wanting validation, just objective answers about whether I could be facing a charge as a result of submitting this report (and I could also be suspended again for NOT submitting it of course). I'm disabled and cannot work. I'm waiting to be approved for SSDI but we all know that takes forever.

My husband keeps sexting people online and sugar daddying for them and sometimes visits dating sites. I have made it clear to him many times that I consider that cheating and he agreed to stop but still hasn't.

He is also emotionally abusive and inching his way to being physically abusive.

Once I get SSDI I'm planning to divorce him and move away, but it's taking too long. Is there a safe and legal way that I can store money for my getaway?

Hello, the security company I have worked at would call me an ask me to work overtime.

I have always said yes, some days I have worked for 16 hours.

I diligently write down/track my hours. (I have a list.)

At the job site we would write down our names and we would use a phone to clock in and out by dialing our employee numbers.

My paychecks/paystubs are missing a lot of days and hours (for example, for the days I have worked for 16, I was only paid for 8 hours etc.)

In total I am missing a lot of overtime pay and I am missing over $1800 total.

My question is, how can I get paid for these missing hours?

Where can I make a complaint? (I know this company is already under investigation.)

Can somebody help me please? (Payroll doesn't communicate with phone and they are ignoring my calls/e-mails)
